What sets One Za’abeel The Offices apart from other commercial offerings in Dubai?

The Offices will provide high-quality, Grade A space for a variety of international and regional businesses. The floors have excellent ceiling heights, natural light and efficient floorplates for our occupants. Alongside the office offering, tenants and their visitors will benefit from access to world-class amenities within the hotel and retail components.  

What role has interconnection played in the development of One Za’abeel The Offices?

Interconnection has been pivotal when considering the location, design and operation of One Za’abeel. The development is located at the gateway to Dubai’s central business district and is just 10 kilometres from Dubai International airport. Access was also a key consideration, with a dedicated entrance for each end user, to ease traffic flows.  

All of the components are able to interact within the building. As such, office users and their visitors will have access to three floors of retail space; the One&Only One Za’abeel Urban Resort, including its spa and conference facilities; SIRO Hotel; and The Link, the city’s latest culinary destination, which is home to several celebrity chefs and Michelin-inspired restaurants. 

How important is sustainability to One Za’abeel?

We have employed state-of-the-art technologies to optimise energy usage, including efficient heating, ventilation and air conditioning (HVAC) and water usage systems, as well as LED lighting with timer controls and motion sensors. 

The energy-efficient facades allow for natural light to fill The Offices while protecting against the heat. We have also incorporated green spaces for our occupants and guests. 

These optimisations translate to lower operational costs for tenants while maintaining high-quality and comfortable workspaces. One Za’abeel is also in the process of achieving LEED Gold Certification in the fourth quarter of 2023.

What does attaining SmartScore and WiredScore certification mean for One Za’abeel The Offices?

Our pursuit of these certifications demonstrates our commitment to providing connectivity and an elevated user experience to our tenants.  

One Za’abeel The Offices will incorporate the latest smart technologies to provide automation, applications and energy optimisation of electrical, lighting and HVAC systems, and more. 

Connectivity has played an increasingly important role since the Covid-19 pandemic and we want to make sure we are at the forefront of its implementation.

What kind of office spaces can businesses expect to find at One Za’abeel The Offices?

The Offices will officially launch towards the end of the year, and we are excited to welcome the first tenants to the building.  

Most offices will be handed over in shell-and-core condition and tenants will be able to customise the finishing to reflect their brand values and evolving workspace requirements. 

A plug-and-play solution will also be introduced in 2024 to provide a flexible and connected option for our tenants.
