Nakheel releases details of $1bn of new projects

Projects include residential towers, shopping malls and villas

Dubai-based developer Nakheel has released details of the AED4bn ($1.08bn) of projects that it will launch at the Cityscape Global exhibition on 11 September.

The projects are a high-rise beachfront residential project on Palm Jumeirah; a residential, mall, hotel and health complex at Discovery Gardens; homes and leisure attractions at Jumeirah Park; a new hotel at Jumeirah Village Circle; and six marinas for a total of 614 boats and yachts at Deira Islands.

Palm Beach Residences

Palm Beach Residences is a 180 metre-tall residential tower on the Palm Jumeirah.

Located on the eastern side of Palm Jumeirah’s trunk, the scheme will have 250 one, two and three bedroom apartments topped off by a 38th floor sky lounge. The complex will also have extensive grounds, with a host of sports, health and leisure facilities including a pool, gym, tennis courts and clubhouse. There will also be retail and dining attractions. Construction is expected to start in the second quarter of 2018.

Jenan Heights

Jenan Heights is a gated community of nine towers with a total of 2,500 apartments at Discovery Gardens.

Located next to the Discovery Gardens Mall and a new metro station being built for the Route 2020 projects, it will have extensive communal green space with an array of onsite facilities including a pool, jogging track, gym and clubhouse. There will also be convenient retail and dining attractions within the community.

Construction is expected to start in the second quarter of 2018.

Discovery Gardens Mall

Discovery Gardens Mall will have more than 37,000 square metres of retail space and a 350-room hotel, and will turn the existing Discovery Gardens Pavilion into an all-encompassing retail, hospitality and healthcare complex, providing more amenities for residents in and around Discovery Gardens.

With 1,000 car park spaces, Discovery Gardens Mall will have over 45,000 sq m of leasable space in total, bringing Nakheel’s current and future retail offering to more than 1.7 million sq m of leasable area. Construction is expected to begin in the second quarter of 2018.

Jumeirah Park Villas

The Jumeirah Park Villas project comprises 174 luxury four bedroom residences at Nakheel’s Jumeirah Park community where Nakheel has already delivered around 2,000 villas. Construction is due to start in the second quarter of 2018.

Jumeirah Park Leisure

Jumeirah Park Leisure is a brand new health, fitness and health complex that features a 50 metre, Olympic-size swimming pool, a 1,600 sq m gym and a spa. Construction is expected to begin in second quarter of 2018.

Jumeirah Village Circle Hotel

The 252-room hotel at Jumeirah Village Circle will be a mid-scale hospitality offering with an all-day restaurant, café, pool, gym and car park. Nakheel says it is currently in talks with several prospective operators for the hotel, which is due to break ground in the second quarter of 2018.

Deira Islands marinas

Nakheel says it is investing AED165m in the construction of six marinas at its 15.3 sq km Deira Islands master development.

Accommodating 614 boats and yachts up to 60 metres in length, the marinas are due for completion by the end of 2019, with phased construction starting the fourth quarter of 2017. The developer says it has invested AED7.5bn in infrastructure and construction contracts for Deira Islands so far.
