

Saudi Arabia’s Roshn Group marks its sixth anniversary this month, having been founded in August 2020.
The Public Investment Fund (PIF)-backed master developer has since expanded from building residential communities into projects spanning 10 asset classes, as Saudi Arabia’s real estate sector continues to build at scale.
Roshn Group says its communities are planned so that infrastructure, homes, schools, retail, green space and community operations are delivered as a single system rather than as separate projects.
Roshn has also expanded its role as a partner to other developers. More than 1.6 million square metres within its masterplans have been handed over to other Saudi developers, with both local and international partners increasingly building alongside the company.
Project pipeline
Sedra, Roshn’s flagship community in north Riyadh, is now home to more than 3,000 families, with the handover of the second phase under way. The developer is also building a King’s College Riyadh campus within Sedra and has added higher-end unit types to the masterplan, including Curated Collection villas and Sedra Residence apartments.
At Warefa in east Riyadh, major infrastructure works and the main electrical substation are complete; road networks are nearly finished; foundations have been completed for hundreds of villas; and vertical construction is under way.
Roshn has also partnered with Tatweer Buildings Company to build a public school at Warefa for more than 500 students.
In the west of the kingdom, the first phase of excavation for the Marafy canal has surpassed 90%, and the structure of its first major bridge is complete.
Roshn has also announced investment opportunities for developers along the canal, alongside its connected Alarous residential community.
In Mecca, infrastructure works at the Almanar community are more than 91% complete, with foundation works nearing completion across its first two zones.

Wider indicators
Roshn Group’s progress comes as other Vision 2030 indicators point to wider gains. Homeownership reached 66.24% by the end of 2025, and about 75% of the population had access to public spaces.
According to the General Authority for Statistics, 59.1% of adults achieved at least 150 minutes of physical activity a week in 2025, with walking and cycling the most common forms among those who were active.
The developer is also working to draw private capital into its masterplans. Its local content programme has delivered a local-content score of 52%, with more than SR1.8bn ($480m) awarded in contracts to small and medium-sized enterprises.
Roshn Group has also moved into logistics, connecting its developments to warehousing, port access and freight networks that it says support supply chains and, in turn, the jobs and services that depend on them – broadening its role beyond residential development.
On sustainability, Roshn has launched more than 100 green initiatives and became the first organisation in Saudi Arabia and the wider GCC to gain BSI certification for carbon management in buildings and infrastructure under the PAS 2080 standard.
It has also launched the Roshn Foundation to scale its community programmes, while a renovation partnership with the Tarmeem Association has refurbished 300 homes for families across all 13 regions of the kingdom.
